Home Inspection Sample Report

What’s in Your Home Inspection Report

Your report arrives the next business day as an interactive web report you can open on any device and share with your agent, attorney, or contractor, along with a PDF for printing. Every finding shows a photo of what we saw, a plain-language explanation of why it matters, and who to call about it.

The sample below comes from a real inspection of a 2002 townhome, with the address and other identifying details removed. It is the same format and level of detail you will receive.

How the report is organized

  • Summary: every finding that needs attention, grouped by category, so you can see the important items in a few minutes.
  • System-by-system sections: roof, exterior, structure, attic, plumbing, electrical, heating and cooling, interior, kitchen, and garage, each describing what was inspected and what we found.
  • Photos and diagrams: each finding shows the condition, and many include a diagram of what a correct installation looks like.
  • Equipment ages: estimated manufacture dates for the furnace, air conditioner, water heater, and major appliances, alongside their typical service life.

What the color-coded categories mean

  • Significantly Deficient: needs immediate attention to prevent further damage or remove a safety hazard.
  • Repair/Replace: not working as intended, or likely to lead to bigger problems if left alone.
  • Evaluation Needed: should be looked at by a specialist to judge how serious it is.
  • Watchlist: worth monitoring over time, or nearing the end of its service life.
  • Maintenance Item: routine homeowner upkeep, such as furnace filters and gutter cleaning.
  • Improve: works today but could be upgraded for better safety, efficiency, or reliability.

If you add radon or mold testing, those results follow separately: mold results the next business day, and radon results the same business day we pick up the monitor.

For real estate agents: open the report and click Create Request List to turn selected findings into a repair request. More on our page for agents.
